Sellers: Don't forget the outside..It's all about curb appeal!! During the summer perfect maintenance of your landscaping and outdoor areas is critical if you want to find the right buyer! Power wash your decks, add a coat of paint if need be and by all means keep that lawn mowed and watered especially with the harsh summer sun beating down. Small outdoor clean up measures will set you ahead of the pack. That being said, make it your business to know your competition. Be aware of the other houses in your neighborhood that are for sale and what their strong points are; knowing what you are up against is a huge value so that you can highlight the strong points that you have at your home and accentuate them to bring that cash buyer right over to your place!

Buyers: Don't forget the inside..don't get distracted! You may fall in love with a perfectly landscaped lawn and pool area. You may visualize yourself on the deck, sitting in a lounge with a big margarita..However, make it a point to not let it distract you from carefully looking at interior features and important structural items that may need to be addressed before you buy!
ALSO..Remember what you are looking for! It is easy to get lost with all the houses on the market giving you many options. Set reasonable goals for yourself . Make sure you stay within your budget and find the things that are MOST important to you. If you have your heart set on a water view..don't get distracted by an amazing kitchen (especially if you aren't planning to cook!) If you want a pool, don't let someone talk you into a hot tub..not the same, never will be.
Most importantly, the summer season in Montauk lasts about 12 weeks and while it's a beautiful, amazing time, the house you buy should bring you joy for 12 months of the year. Look for things you may want in the off season ie. a nice fireplace, good insulation and windows that are not going to be drafty. Have foresight and you won't be disappointed with your ultimate choice and if you don't see what it is that works, don't let the allure of the summer pressure you into buying now. The fall will bring a host of new listings to choose from...
